But what happens if they don&#8217;t reside in Spain? Today, I reveal the secret about  <\/span><b>taxes<\/b><span style=\"font-weight: 400;\"> for <\/span><b>Non-Residents<\/b><span style=\"font-weight: 400;\"> renting out their property in Spain. <\/span> <\/p>\n<p><b>Residency<\/b> <span style=\"font-weight: 400;\">status<\/span><span style=\"font-weight: 400;\"> significantly influences tax treatment, but renting out a property in Spain can be a great way to generate income, even if you don&#8217;t reside in the country. However, it is crucial to be aware of the tax obligations to avoid any unpleasant surprises.  <\/span><\/p>\n<p><span style=\"font-weight: 400;\">I am going to explain to you, in the clearest and simplest way, how taxes for non-residents work, the differences between living inside or outside the European Union (EU) and the expenses you can deduct.<\/span><\/p>\n<h3><b>1. What tax do you have to pay?<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">When you rent a property in Spain as a nonresident, you are subject to the <\/span><b>Non-Resident Income Tax (IRNR).<\/b><span style=\"font-weight: 400;\">. This tax is levied on income generated in Spanish territory, including income from rentals. <\/span><\/p>\n<h3><b>2. Tax rates: how much will you pay?<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The tax rate varies depending on where you live:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>If you are a resident of the EU, Iceland or Norway:<\/b>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"2\"><span style=\"font-weight: 400;\">You will be taxed at <\/span><b>19%<\/b><span style=\"font-weight: 400;\"> on net income, i.e. after deducting allowable expenses.<\/span><\/li>\n<\/ul>\n<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>If you reside outside the EU:<\/b>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"2\"><span style=\"font-weight: 400;\">You will be taxed at <\/span><b>24%<\/b><span style=\"font-weight: 400;\"> on gross income, without the possibility of deducting expenses.<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<h3><b>3. What expenses can you deduct?<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Deductible expenses allow you to reduce your taxable income and therefore pay less tax. However, they are only available to residents of the EU, Iceland or Norway. Here are some examples:  <\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Maintenance and repair expenses: <\/b><span style=\"font-weight: 400;\">such as painting, repair of installations or replacement of appliances.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Utilities and community expenses:<\/b><span style=\"font-weight: 400;\"> water, electricity, gas (if paid by the landlord).<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Interest on mortgage loans.<\/b><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Taxes and fees:<\/b><span style=\"font-weight: 400;\"> such as IBI.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Insurance:<\/b><span style=\"font-weight: 400;\"> home or renter&#8217;s.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Amortization of the property.<\/b><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Professional fees<\/b><span style=\"font-weight: 400;\">(real estate personal shopper, real estate agents or lawyers).<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">In other words, what you need to keep in mind is that only expenses directly related to the rental are deductible. Expenses like electricity, water, legal advice, furniture replacement, depreciation, etc., are deductible because they come from the income generated by the rental. Therefore, any other expense that does not directly stem from the rental cannot be deducted.  <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another important thing is that not all expenses are deductible at 100%, as the current tax criteria state. Practical example<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">For a better understanding, let&#8217;s look at two examples:<\/span><\/p>\n<h4><b>Case 1: Resident in Germany (EU)<\/b><\/h4>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Rental income:<\/b><span style=\"font-weight: 400;\"> \u20ac12,000 per year.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Deductible expenses:<\/b><span style=\"font-weight: 400;\"> \u20ac4,000 (repairs, supplies, insurance, etc.).<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Net income:<\/b><span style=\"font-weight: 400;\"> 8.000 \u20ac.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Tax (19%):<\/b><span style=\"font-weight: 400;\"> 1.520 \u20ac.<\/span><\/li>\n<\/ul>\n<h4><b>Case 2: Resident in the United States (outside the EU)<\/b><\/h4>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Rental income:<\/b><span style=\"font-weight: 400;\"> \u20ac12,000 per year.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Deductible expenses:<\/b><span style=\"font-weight: 400;\"> Not applicable.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Gross income:<\/b><span style=\"font-weight: 400;\"> 12.000 \u20ac.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Tax (24%):<\/b><span style=\"font-weight: 400;\"> 2.880 \u20ac.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">As you can see, the difference is significant, and this makes knowing the tax rules essential.<\/span><\/p>\n<h3><b>5. Tax obligations<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">In order to declare this income, you must file the following form <\/span><b>Form 210<\/b><span style=\"font-weight: 400;\">.
