Buy-to-let
Buy-to-let is the most common option and one of the most stable if we talk about real estate investments, in fact, is considered one of the safest alternatives. Especially if we take into account that the demand for rentals has been growing for years throughout Spain. Everything points to the fact that this trend is here to stay.
By applying some tactics you can know if the property will be profitable. It is necessary to choose the right property, to take into account the purchase price, the expenses, its revaluation, to calculate the profitability and the economic effort. But when all these factors come together, there is an opportunity.
And, there is a formula for success in this type of operation: buy cheap – invest the minimum – pay the maximum amount possible for the rent.
When buying to rent, the profit is obtained from the rent paid by the tenant. The gain will be greater or lesser depending on the ability to buy below market price and invest the minimum possible capital to prepare the property.
It is a type of investment with long-term sustainable profitability. It is an excellent store of value because there will always be people who need to rent and, in the worst case, it could be put up for sale.

Buy to sell – House Flipping
House flipping consists of buying, renovating and selling again, obtaining a significant profit in the process.
The key lies in buying homes below market price but, how easy is it to find “second-hand” properties for sale? Well, I’d be lying to you if I told you it was simple, my team and I have to be on alert and keep our eyes open for these opportunities.
You have to be very astute and focus on looking for properties that have some kind of “snag” that has a solution. For example: need for comprehensive renovation, urban planning problems, change of use, legal proceedings in progress, squatting, etc. I know this is scary to read, but these are problems that can be solved. It is a matter of desire and patience.
In this type of real estate investment, the formula for success to achieve profit is based on:
- Buying below the market price, where apart from all the above, influences the negotiation skills you have.
- Add value to the property to be acquired by the future buyer. This refers to renovating the home in a way that increases its value and/or resolving any of the problems outlined above.
House flipping generates higher returns in the short term as the returns obtained after the renovation can be really high. But it is also a riskier investment that depends, to a large extent, on the investor’s experience and skill. It is essential to analyze all costs in detail and the minimum amount that should be obtained in the subsequent sale to assess the profitability and weigh whether or not our investment would be amortized.
In conclusion, the benefits can be very high but, on the other hand, it is necessary to dedicate a lot of time to each investment and requires previous experience.

Buying premises and offices with the purpose of renting or reselling is an interesting real estate investment strategy.
