Luxury property in Madrid isn’t just about price. It’s a combination of an irreproducible location, finishes that can’t be improvised and a market that operates by its own rules. This is what really defines a luxury property in the capital.

Why Madrid is now one of Europe’s most relevant luxury markets
Madrid has definitively entered the radar of the international luxury buyer. This isn’t a new trend, but it has consolidated notably over the last three years. The reasons are well known: tax advantages compared to other European capitals, objectively high quality of life, world-class infrastructure and a market that, compared to London, Paris or Monaco, still offers significantly lower price per square metre for equivalent product.
The luxury buyer who arrives in Madrid isn’t just coming to live here. They’re coming to invest in an asset that protects capital, that has reasonable liquidity in the premium segment and that can be enjoyed while it appreciates. That’s an unusual combination.
Where luxury homes are in Madrid
◆ Barrio de Salamanca: the epicentre of established luxury
The Barrio de Salamanca has the highest density of luxury product in Madrid. Serrano, Velázquez, Ortega y Gasset, Jorge Juan and Claudio Coello are the reference streets. Here, the price per square metre for premium product can vary depending on many factors: floor level, height, finishes, whether the property has a terrace, garage, concierge services and extras such as a pool or gym.
What defines luxury in Salamanca isn’t just the price: it’s the combination of 19th-century grand architecture restored with care, high ceilings, generous reception rooms and a location that cannot be replicated anywhere else in the city.
◆ Almagro and upper Cham¾rí: discreet luxury
For the buyer who wants exclusivity without the exposure of Salamanca’s most famous streets, Almagro and the upper part of Cham¾rí offer a different but equally exclusive product. Early 20th-century buildings with careful renovations, a very established neighbourhood profile, quiet and accessible at the same time.
◆ La Moraleja and the northern zone: luxury with space
The buyer looking for a villa or house with a garden, pool and real square footage has to look beyond Madrid’s inner neighbourhoods. La Moraleja, Pozuelo de Alarcón (Aravaca, La Finca), Majadahonda and the residential areas of the northwest offer a product that doesn’t exist in the centre: detached luxury housing with private grounds, private security and a tranquil setting.
◆ El Viso: Madrid’s best-kept secret
El Viso is one of the least known neighbourhoods outside Madrid and one of the most valued within it. A 1930s planned residential colony with architect-designed houses, private gardens and a quiet neighbourhood atmosphere completely atypical for central Madrid. Product is scarce, rarely changes hands, and when an opportunity appears it doesn’t last.
What luxury costs in Madrid
The entry threshold for the luxury segment in Madrid is typically from €1,000,000, although truly premium product starts from €2,000,000. The most common price ranges:
→ Luxury flats in central Salamanca (200–350 m²): €1,800,000–€4,500,000
→ Penthouses with terrace in prime areas: €3,000,000–€8,000,000
→ Villas in La Moraleja (600–1,200 m² built): €2,500,000–€7,000,000
→ Houses in El Viso (renovated): €1,500,000–€3,500,000
The ultra-luxury market — properties above €5,000,000 — exists in Madrid but is very discreet and operates almost exclusively through private networks. It rarely appears on conventional portals.
How to access the luxury market with real representation
A significant portion of Madrid’s luxury market never reaches the portals. Owners of premium product prefer discretion: they don’t want visits from casual browsers, they don’t want their neighbours to see their property listed and they prefer to operate through trusted intermediaries with access to qualified buyers.
At Lora Galeva we work exclusively on the buyer’s side. Our access to the off-market in Madrid’s luxury segment allows us to present opportunities that never get published. And our independence — we don’t receive payment from the seller — ensures that every property analysis is objective.
