The Barrio de Salamanca has the highest density of luxury penthouses in Madrid. The upper floors of the finest buildings from the latter half of the 20th century, when renovated, offer views across the rooftops of historic Madrid, generous terraces facing south or west, and an ambient quality that new construction simply cannot match. Prices can range from €3,500,000 to €8,000,000 or more depending on floor space, terrace and finishes.

The area around the Paseo de la Castellana and the streets adjacent to Recoletos has a stock of distinctive buildings where penthouses are truly premium product. Views over the boulevard, first-rate architecture, private garages for several vehicles. These are properties that rarely come to market, and when they do, they move quickly among qualified buyers.

A more recent but equally interesting segment: the premium residential developments alongside the Madrid Río park have produced modern penthouses with 100–300 m² terraces, views of the river and Madrid’s southern skyline, and a price per square metre significantly lower than the classic areas — though with a different buyer profile.

Buying a luxury penthouse in Madrid has specific characteristics not present in a standard purchase. The technical due diligence must include a review of the roof condition and waterproofing systems — responsibility that may belong exclusively to the top-floor owner or be shared with the building community depending on the title deed — verification of the planning legality of the terrace and any works carried out, and an analysis of the building community’s situation with regard to future special levies in older buildings.
