→ Cham¾rí: similar product at a slightly lower price. Here the million buys a bit more floor space or a higher floor.

This is where truly exclusive product begins in Madrid. Penthouses with terraces in Salamanca or Recoletos, restored palaces in historic Madrid, top-tier villas in La Moraleja with 1,000 m² built and 3,000 m² plot. These are unique properties, with few equivalents and a very limited pool of buyers.

Ultra-luxury in Madrid exists, but it is a very restricted-access market. Transactions close discreetly, without publicity, through trusted networks. These are properties that aren’t searched for: they’re simply known.

For the buyer looking for product above one million in Madrid, the areas with the greatest market depth are Salamanca, Cham¾rí, El Viso and the residential areas of the northwest (La Moraleja, Aravaca, La Finca in Pozuelo). Each with its own price logic, product typology and seller profile.
The off-market in these areas can account for between 20% and 40% of transactions. These are properties that the owner sells with discretion, without wanting publicity, that only become available through intermediaries with established relationships.
